Zonal ventilation and structural solar shading at La BoTTega showpiece

La BoTTega, the prestigious project by Strak project and Sofie Ooms Architects can safely be called a unique Zelzate showpiece. Located on the renovated and green bus square, the 18 apartments boast open and bright views. Work started in early 2021 and the project was completed by the end of May 2023.

DUCO was called in to provide the apartments with a thermally optimum indoor climate.

A great deal of natural light, use of natural, warm materials

The concept for this project stems from its unique corner location. The aim was to give as many apartments as possible the widest and most captivating view possible. To this end, it started from a certain grid in which the corner was completely opened up. This created a playful and lively whole.

The project comprises 18 apartments in variable sizes, layouts, natural light and views, attracting a highly diverse audience. The architect deliberately chose warm materials with a very natural feel using a light facing brick, exterior joinery in a warm shade and a number of highlights in wood. The result is an elegant and high-quality project with fine detailing.

Favourable reduction factor, quality and service

The use of high-quality materials is not just limited to the façade and was continued inside. The DucoBox Focus ventilation system combined with TronicVent electronically controlled window ventilators was installed in each apartment to provide residents with cool fresh air.

Energy-efficient ventilation where and when needed

TronicVent AK sound-absorbing electronic window vents, coupled with the Duco Focus Tronic System, guarantee optimum living comfort in every apartment along with the DucoBox Focus ventilation system’s energy-efficient and quiet operation.

Francesca Lambrecht: “Even in previous projects, we used TronicVent window vents because we always work with ceiling height windows, so the customers never have to worry about proper ventilation for the residential unit. In addition, the window ventilators also boast a high reduction factor and the system is very easy to operate and extremely reliable.”

Thanks to intelligent measurements based on CO₂ and/or humidity via the DucoBox Focus ventilation system patented control valves, ventilation is only provided in the rooms where it is needed and in the right quantity.

Everything is fully automatic such that residents actually have nothing to do except enjoy the first-class indoor air quality. This not only saves a lot of energy – up to 40% – but also significantly increases the occupants’ living comfort and health!

What’s more, the DucoBox Focus is extremely quiet which also benefits acoustic comfort. Silence and energy efficiency, that's what zonal ventilation is all about!

Aesthetic and functional solar shading

Combining an energy-efficient ventilation system with functional solar shading provides the ultimate guarantee of a healthy, pleasant indoor climate at any time of the year. They understood this very well when designing and building La BoTTega since DUCO is also signed up for the solar shading in this project.

Successful energy story built on excellent cooperation

Despite some delays in lead times in the aftermath of the war and the Covid epidemic, this project can be considered a successful energy story.

Francesca Lambrecht: “We get very positive feedback and residents like living there. Some don’t even think any longer about their previous home where they had been living for over 30 years in some cases.”
